Yardi Voyager is an enterprise-grade platform built for large, complex portfolios — multi-entity structures, advanced reporting, and deep integration with RentCafe and third-party tools. While Yardi Breeze is a perfect cloud-based system for small to mid-size operators who need clean, fast accounting without enterprise-level configuration. We work on both.
How do you reconcile a Yardi rent roll?
We verify that every unit’s rent, deposits, concessions and other charges are accurately posted in Yardi for every month. We compare each entry against the lease file to check for errors. We investigate any errors before the month-end close. We do not proceed with closing until the rent roll is signed off.
How does Yardi handle Section 42 / LIHTC compliance for affordable housing?
Yardi's AffordableHousing module tracks resident income certifications, monitors compliance with tax-credit regulations, and ties into the general ledger for restricted-unit reporting. We configure the module for tax-credit properties and coordinate directly with your syndicator or compliance officer to make sure Section 42 / LIHTC reporting is delivered each period correctly.
Can we switch from AppFolio (or other) to Yardi for multifamily?
Yes. We can transfer historical data to Yardi - mapping chart of accounts, importing open balances and leases - with verification that the opening trial balance is balanced. We have managed migrations from AppFolio, Buildium, Yardi Breeze to Voyager, and standalone QuickBooks setups.
How long do you take to close the books?
We aim to close within 5-7 days of the period for a well-set-up Yardi instance with three-way bank reconciliation, rent roll approval, and a financial package to owners. Actual close speed depends on portfolio size, transaction volume, and the completeness of source documentation we receive each period.
How is our data secured?
We are ISO 27001 certified. Your Yardi access is role-based, audited, and restricted. File transfers use encryption. We have an NDA with all team members. We provide access logs on request.
What This Looks Like in Practice
We work with a 50,000 unit operator on Yardi Voyager Residential operating thousands of properties. We close the books 10 calendar days after the month-end. The three-way bank is approved by Day 6.
